Why is my amount due negative or different than expected?
Common reasons the current payment due isn't what you expected.
Check these, in order:
- Retainage changed. If the project's retainage % changed (or a job was imported with less retainage held), this pay app recalculates retainage on everything billed, which can reduce or flip the amount due.
- Previous billing. Line 7 (less previous certificates) comes from the last pay app's line 6. If last month was finalized with a mistake, unlock it, fix it, and finalize again.
- A line went backwards. A lower cumulative percent than last month bills a negative amount for that line. Raise it back or use a change order.
- Stored materials moved. Lowering stored materials without raising the percent complete reduces the total.
- Change orders. An approved deductive change order lowers the contract, but not what's already billed.
